Las Vegas: Lake Mead Mohave Adventures Launches $10 MM Upgrade To Cottonwood Cove Resort & Marina

Lake Mead Mohave Adventures (LMMA) announces the launch of its $10 million transformation of Cottonwood Cove Resort & Marina at Lake Mohave. The expansion will enhance the overall boating experience, the marina's beachfront motel, and recreational amenities.

The expansion will also enhance amenities such as food service and beachside cabanas, the RV Park as well and long-term boat-docking capacity. Expected to be fully completed over the next 10 years, the project represents a major investment in modernizing and expanding one of Southern Nevada's most distinctive waterfront destinations.

Located approximately one hour south of Las Vegas and one hour north of Laughlin, Cottonwood Cove Resort & Marina sits on the Nevada side of Lake Mohave. This pristine desert lake maintains consistent lake levels year-round, stretches 67 miles in length, is encircled by a 237-mile shoreline  and backed by Davis Dam on the Colorado River. In addition to a marina and motel, Cottonwood Cove also offers boat rentals. The marina expansion and additional amenities will improve service and comfort for boaters, fishers and outdoor enthusiasts, while preserving the area's historic significance and natural environment.

As part of the expansion, LMMA will add 50 additional covered slips to the existing marina,  significantly increasing long-term and overnight mooring options for private boat owners. The project will also encompass the installation of 50 new electrical pedestals, along with 60 additional concrete anchors and cabling to support the expanded marina layout.

In addition to the new covered slips, the project will deliver several key infrastructure upgrades across the existing marina. Plans call for the addition of roof structures on three docks as well as a 435-foot extension to the main walkway, supported by four new concrete anchors.

The expansion will also include the removal and replacement of existing main walkway decking with Garapa wood decking, selected for its durability and performance in marine environments, along with the installation of a new roof over the fuel dock. These marina expansions and enhancement are expected to be completed by late November 2026.

At Ski Cove Beach, LMMA will install 20 cabanas, providing a leisurely place for visitors to relax and enjoy the lakeside ambiance. This project will also include the addition of paddle craft rentals and portable restrooms as well as beach clean-up and invasive species removal.

Improvements to Cottonwood Motel, as well as retail and food service offerings, will include interior remodels, upgraded amenities and—as always—picturesque lakefront views from every room.

Cottonwood Cove's marina is nationally recognized for its sustainability achievements and remains the first and only floating building project in the world to earn GOLD LEED® certification. The eco-friendly floating structure features modular construction and state-of-the-art, energy-efficient and environmentally responsible materials, setting a global standard for sustainable marina design.

"This expansion is the largest to-date ever undertaken at Cottonwood Cove since its beginning," said Lisa Duncan, senior director of operations, Lake Mead Mohave Adventures. "By expanding slip availability, and upgrading critical marina infrastructure, we're ensuring the marina continues to meet demand while honoring the environmental and historic importance of this location."

These improvements complement more enhancements under way at Willow Beach Harbor, which is also operated by Lake Mead Mohave Adventures and connected to Lake Mohave by the Colorado River. A roof is being installed over Willow Beach Harbor's D-dock, increasing the total number of covered slips to 190, and the 3.7-mile Road connecting U.S. 93 to Willow Beach is receiving much-anticipated repaving.
